Our Principal Agent, Veronica Royal, will give you a call to chat about your property and it's potential sale. This is an obligation-free chat, with free expert advice and no requirement for you to sell or list with us. We will listen to where you are at with your potential sale and answer any questions you might have.
At a time that suits you, we will come to the property to inspect in person. At this inspection, we will ask you a number of questions about the property's features and recent renovations. We will also answer any questions you have. Following this inspection you will be delivered a comprehensive appraisal report detailing expected sale price, all costs and inclusions, plus our recommendations on how to maximise the sale price of your property.
This is the step where you formally engage us at your real estate agent. At this step we will have a detailed plan to take you from here, to listed, to sold, with dates against each step and all costs known upfront. Our 0.9% + gst commission is only payable once you are sold and settled, and of course if you don't sell, there is no fee.
Photography + staging (optional)
At AIRLISTING, any and all marketing recommendations are based on a deep analysis of market data, and we only recommend these items if the data indicates they will lead to a much higher sale price. The photographers we use are the best in the business and a package of 10 photos + floor plan starts at $300. Other potential costs at this stage might be virtual furniture, professional staging and possibly video. This step is usually completed 2 - 5 days before your property goes live on the market.
AIRLISTING pays for your property's advertisements on realestate.com.au and domain.com.au. We also pay for your large, custom For Sale sign plus your property's marketing flyers. On the day you have agreed with your agent to Go-Live, your agent will send you a link to your listing on these portals, and we will also let our database of qualified buyer know about your property. Your property is now officially on the market!
Inspections + open homes
You + your AIRLISTING agent will have pre-agreed on whether you will allow private inspections in the lead up to your first open home, based on your sale strategy. You are updated on the outcome of each open home and inspection every time one is run. Everyone who inspects is invited to make an offer and followed up for feedback. You will be kept up to date with how inspections and offers are going regularly.
Negotiations, contract + sold
All offers are presented to you, and all potential purchasers are pre-qualified to ensure minimised risk in going from contract to settled. Your AIRLISTING agent is there to work with you and for you through all negotiations. Our agents are skilled negotiators and follow a best-practice approach which consistently leads to higher prices. Your AIRLISTING agent will draw up the formal contract document and ensure its accuracy and completeness. Once the contract is signed, your AIRLISTING agent is with you every step of the way to your successful settlement.
